 My name is Joe Lynn and I have been a Realtor since 2004. Grapevine Realty may not be as familiar as some companies, but I have access to the same information and tools other realtors do, have fewer fees, and have the ability to customize my services to your needs.


Looking to Buy? When you buy a home, you pay nothing to your Realtor because commissions are paid by the seller. But by using my services as a Realtor to help you purchase a property, you actually make money. As an incentive to work with me, I will give you 50% of my compensation at closing (any amount over 1.25%; sellers usually offer 2.5%; $300K closing price minimum). On a $400,000 home, you would receive $5,000 (based on a 2.5% buyer’s commission).  I can send you daily, or weekly e-mails notifying you as soon as properties that meet your criteria enter the market. The links provided allow you to see the complete listing of each property, an aerial view, as well as pictures and virtual tours.


Thinking of Selling? In hiring me to sell your home, I will:

     1. Prepare a Comparative Market Analysis (CMA) to establish a fair market value for your home and talk you through the process of establishing a fair market price.

     2. I will hire a professional photographer to take pictures of your home and feature them on the Muliptle Listing Service.

     3. Send your listing to targeted buyers looking for your home’s location, size, features and price.

     4. Help you get your home in for sale condition and give you recommendations on staging every room of your home.

     5. Place a professionally designed for sale sign in your yard and put a secure, electronic lockbox on your door to facilitate safe showings.

     6. Guide you through the selling process from start to finish including disclosures, contracts, negotiations and showings.


There is no standard commission, but many Realtors ask for 5% or more. I aim to save you money with a low 4.25% listing commission with an Exclusive Right to Sell contract (I will be the only one who can sell your home). On a $400,000 house, that would mean a savings of $3,000.*  


By listing your house for sale with me, all agents and brokers will see your home for sale just as they would with any other Realtor, and many more buyers will see it with the additional online advertising I do.
